INSURANCE COVERAGE CHECKLIST (PRE-MOVE-IN)
This checklist identifies insurance coverage that should be active before resident move-in to protect residents, landlords, and partner entities.

LANDLORD INSURANCE FAQ ADDENDUM
What Insurance Does Inclusive Living Carry?
Inclusive Living maintains appropriate general and professional liability insurance to support responsible service coordination.
Does Inclusive Living Replace Landlord Insurance?
No. Landlords retain all required property and liability insurance for their buildings.
Are Residents Insured?
Residents are standard tenants. Renters insurance is recommended but not required unless specified in the lease.
Is This Group Home Coverage?
No. This is supportive residential housing with independent leases, not congregate care.
Can Landlords Request Proof of Insurance?
Yes. Certificates of Insurance (COIs) are available upon request.
CERTIFICATE OF INSURANCE (COI) REQUEST LANGUAGE
Landlords may request a Certificate of Insurance using the following language:
“Please provide a Certificate of Insurance listing the applicable entity (Inclusive Living Foundation or Spectrum Residential LLC) as the certificate holder, evidencing current general liability coverage.”
COIs are provided for informational purposes and do not modify lease responsibilities or create additional insured status unless separately agreed in writing.
